Stamford, CT -- Choyce Peterson Inc (www.choycepeterson.com), a commercial real estate brokerage and consulting firm, has announced it has created a new comparative version of its "silhouette study" to graphically illustrate changes in available office space in the Stamford, Greenwich and Norwalk Class A markets during the past six months.
Originally distributed in mid-year 2010, this third study uses comparative graphics for the first time to show changes in the commercial real estate market from December 2010 to June 2011 in a 24-by-36 inch glossy poster.
Alan Peterson, Principal of Choyce Peterson, said, "By upgrading an already compelling research piece to include a "double silhouette" of each skyline comparing year-end 2010 to mid-year 2011, the new study captures the 'feel' of each market as a whole while showing the changing details of its buildings. This information is extremely valuable in determining the timing of commercial real estate renewals and relocations as well as the amount of leverage in negotiations with a landlord."

If there's any overarching business maxim in the 21st century, it's that the most nimble companies will survive. In commercial real estate, that translates to the capability of expediting tenant alterations because for many companies new office space seldom allows for immediate occupancy; in fact, it's often either just raw space in need of a complete build-out, or even more time consuming, space that needs demolition and then new construction.
In addition to fundamental considerations such as flexibility and business continuity, other factors can come into play to speed of office relocations or renewals. Negotiations with the landlord can be facilitated if the tenant can start the lease term sooner. This critical bargaining chip becomes especially powerful if the new space is unoccupied because the landlord wants to restore its productivity as quickly as possible.
