Second Silhouette Study
Choyce Peterson recently distributed a press release about its second "Silhouette Study," an update of its graphic illustration of available space in the Stamford, Greenwich and Norwalk Class A office markets. 

Originally published as of mid-year 2010, the study provides a summary of the real estate market by graphically illustrating available space for the largest buildings in each city in a 24-by-36 inch glossy poster.

The year-end 2010 version facilitates a comparative analysis of vacancies and subleases in both specific locations and cities as a whole. It gives tenants a sense of how the market is evolving over time and provides valuable information in determining the timing of commercial real estate renewals and relocations as well as the amount of leverage available in negotiations with a landlord.

Stunning Availability Rate in Westchester Avenue Corridor 

Choyce Peterson recently posted an entry on its blog, Space is Money, disclosing the latest research on the availability of corporate office space in Class A & Class B buildings along Westchester Avenue from I-287 to the eastern border of the White Plains Central Business District.

 

The results were surprising. We found 52 suites of 10,000 square feet or more available in 24 buildings. Overall, 42 percent of total square footage represented available space, 29 percent of direct space and 13 percent of sublease space.

 

The blog post included a table with the results by city and a list of the buildings involved. It concluded by noting that the results represented a tenant's market, at least in this region of Westchester County.
