Beyond "Cost per Square Foot"

What is the true value of a given site? It has to do with a lot more than cost-per-square foot, and Choyce Peterson goes well beyond the nominal cost of space to analyze the key variables that determine long term value for a client. Biographies - John P. Hannigan, Principal

John P. Hannigan is one of the two co-founders of Choyce Peterson, Inc. a company which began in the first half of 1997. John started his commercial real estate brokerage career in 1988 with the former Rostenberg-Doern Co.
Prior to working with Rostenberg-Doern Co., John was a sales consultant and product manager in New York City
for Friden Alcatel, a national office products company.

As a broker, John has extensive experience in both tenant and landlord representation. He has represented tenants such as Morgan Stanley Dean Witter, Williams Communications and Metropolitan Life Insurance Company.


He has represented, as exclusive agent, over 1,000,000 square feet of buildings including 10 Bank Street, White Plains, NY and The Centre at Purchase, Purchase, NY. Over the past thirteen years, he has successfully completed more than 250 transactions in the region.

Mack-Cali Realty Corp (formerly the Robert Martin Co.) named John the 1997 Broker of the Year; in 1998 he received their Customer Acumen Award, given to the broker who best understands his clients’ needs, and in 1999 John received two awards; one for the most transactions by an individual broker and the other for the largest Build to Suit transaction in Fairfield County. John is a Board Member of Table to Table, a food recovery program. He was an active member of the Westchester County Chamber of Commerce for eight years, serving on its Economic Development Council. John was the past President of the Exchange Club of Downtown White Plains, and also served on the Board of Directors of BOMA Westchester (Building Owners and Managers Association).

Hannigan is a graduate of Fairfield University with a B.S. degree in Marketing. John resides in Ridgefield, Connecticut with his wife, Joan, and their three boys. He coaches his son’s basketball, and Little League baseball teams.
