Choyce Peterson Negotiates 11,300 Sq.Ft. Lease for Lime Rock Partners

Stamford, CT, October 25, 2007 – Choyce Peterson, Inc, a tenants’ commercial real estate brokerage firm with offices in Stamford, CT, and White Plains, NY, has negotiated a new, 11,300 square foot lease for Lime Rock Partners at 274 Riverside Avenue in Westport, CT.  Lime Rock Partners, which manages private capital investments in the energy sector, will relocate from about 5,000 square feet at 518 Riverside Avenue in Westport.  John P. Hannigan, Principal, and Robert J. Hopper, Vice President of Choyce Peterson, represented Lime Rock Partners in its search and lease negotiation.

“Choyce Peterson did a great job for us,” said Mark McCall, Chief Financial Officer for Lime Rock Partners.  “We were very particular about our requirements, and John put in a lot of effort to ensure that we weren’t wasting our time touring offices that would not measure up to our standards.  Although we like our current location near the train station, we have outgrown the space.  We looked at a number of possible sites with John and are very happy with the outcome.  The building is just down the street, and the third floor, which we will occupy, has great window lines with spectacular views over the Saugatuck River.  John also worked very hard on our behalf to negotiate lease terms that would work for us,” Mr. McCall remarked.

“Options are more limited when the local office market has a low vacancy rate, as has recently been the case in the greater Westport area,” Mr. Hannigan observed.  “During the first quarter of 2007, only 12% of office space was available.  In that kind of environment, our clients can be confident they can still rely on us as experienced, trusted advisors, to recommend options with the potential to turn out to be exactly what they are seeking. And despite the tight market, we were able to successfully negotiate beneficial economic terms and expansion space for Lime Rock Partners,” he said.
