Understand Who You Are

As discussed on the previous page, there are many factors contributing to your image and leverage as a tenant –distinguishing you between the gnat and the 800 pound gorilla.  Each Landlord will view you differently based on their point of view.  However, first you need to understand the key factors of who you are as a tenant in order to apply that to the Landlord’s perspective on the next page.
These key factors have a great affect on the Landlord’s view of a tenant:

  • Business Life – how long have you been in business?
  • Credit – the higher the credit, the more attractive you are as a tenant.
  • Name Recognition – are you a tenant that may help the Landlord attract more tenants?
  • Industry – how strong is the industry your business is a part of?
  • Lease Expiration – How much time is left on your lease?  If your lease expiration is a few months away, your leverage is greatly reduced.
  • Buildout – how is your space built out?  Is the space old, needing a great deal of upgrades?  Does it have a typical office layout or is it built out specific to your needs (where another tenant could not occupy the space in its current state)?
  • Size of Premises – how large or small is your office space compared to your neighbors, your floor, your building, other tenants
  • How do you compare to the other tenants in the building?
    • Often times we will research a building for our clients by speaking with their neighbors.   
    • What are the lease expirations of other tenants – will they be vacating a great deal of space in the near future
    • How large are their Premises?  Are the adjacent or floor neighbors larger than you?  Are they large corporations with excellent credit  that may look to expand into your space in the future?
    • What are your neighbor’s views of the building and/or Landlord – do they have complaints about upkeep, responsiveness, interaction, etc.  Are there amenities missing from the building that the majority of the tenants would like?

Once you have considered these factors, you are now ready to look into the Landlord’s Perspective.
