Your Landlord’s Perspective

Now that you have considered the factors defining you as a tenant, apply them to your Landlord’s perspective.  Every Landlord is different – while you may be a Gorilla to some, you may be a Gnat to others.  These factors are crucial to understand before entering into negotiations.

  • Who is your Landlord – a private investor, estate, institutional owner, or a REIT with stockholders to report to?
  • How long have they owned the building?
  • What other buildings do they own?  What other buildings are they purchasing or developing?
  • How well are they maintaining the building?
  • Similar to the Tenant Factors, what kind of tenants are in their buildings – small professional tenants or large corporations?  Are these tenants happy?  Are their leases expiring soon?
  • What is the size of your building and other buildings they own in comparison to your space?
  • What is the current vacancy in their building(s)? How much is direct vs sublease space?
  • What are the current vacancies and asking rents for comparable buildings?

These are some of the factors to consider and combine with the analysis of you as a Tenant.  The countless combinations of these variables all affect whether you are the Gnat or Gorilla in negotiations.
