Step 3: Evaluate Your Space

Do not shun the opportunity to improve the look, size and function of your space. Passing this up will not save you what you might expect. In this step, you want to consider how efficient the space is for your use and what needs to be done, or could be done, to improve it. This evaluation covers two perspectives:

  1. A wish list for every modification now as well as down the road, and
  2. A comprehensive evaluation of the pros and cons of the space.

Regarding the former, don’t underestimate the value of small changes to improve the culture/morale as well as efficiency of your space, and certainly don’t underestimate the willingness of the landlord to make significant changes. Regarding the latter, reconcile how much space you actually have versus how much you are paying for; recognize the better "feel" of an open floor plan environment with 9-10 foot high ceilings versus an area with 8 foot ceilings; note if you are in an older buildings where the heating unit takes up 10-15 inches of floor space; do you have your "share" of window space; the best or worst view; operable windows or problems with the heat or AC?
