While it may be possible to influence the landlord to install a food service vendor, newsstand or modify the security, it is essential to at least note the absence, or existence, of these amenities as compared to other buildings. In addition, it is certainly relevant to a renewal process to note the adequacy of parking, utilities, access to public transportation, security, cleaning and common area maintenance. These tools will help you identify the attributes of your building that you value, those that you don’t, and the attributes that you value that are missing – for the purposes of subsequent negotiations or comparing alternatives in Step 6. |
