SHELTON – The international fashion accessory company L’Amy America has moved its corporate headquarters to 2 Corporate Drive and renewed its warehouse lease in Shelton, Choyce Peterson Inc. announced.
Norwalk-based Choyce Peterson, an independent commercial real estate broker, represented L’Amy on both transactions. The design eyewear maker leased 32,432 square feet – 5,016 square feet at the new corporate headquarters and 27,416 square feet at its warehouse at 65 Trap Falls Road.
Knowing that both of L’Amy’s office and warehouse leases were about to expire, John Hannigan, Choyce Peterson principal, reached out to Stephen Rappoport, President of L’Amy, to review their options. After meeting with Rappoport and his key executives, Hannigan searched for space based on L’Amy’s criteria of a headquarters office with convenient highway access and amenities such as an on-site cafeteria and covered parking, and a warehouse with high ceilings and multiple loading docks.
After touring numerous buildings in Shelton, Trumbull, Monroe and Bridgeport, the L’Amy team realized their best option to accommodate all their specific space needs was to renew their warehouse lease at 65 Trap Falls Road and relocate their headquarters office a mile away to 2 Corporate Drive in the Enterprise Corporate Park complex.
With this decision, L’Amy would now benefit from the convenience of having both their warehouse and corporate offices close together, and near Route 8 and the Merritt Parkway. In addition, the office complex at 2 Corporate Drive offers tenants plenty of top tier amenities such as multiple casual cafes, a restaurant, fitness facility, shared conference rooms and auditorium, a daycare center and salon. Hannigan negotiated long-term leases at both locations.
“Once again, John proved invaluable in this complex search for office and warehouse space. He led simultaneous negotiations of two different leases with terms that contained competitive rental rates and landlord funded tenant improvement dollars,” Rappoport said.
Rob Scinto, COO of R.D. Scinto, Inc., was the in-house representative for the landlord, R.D. Scinto Inc. at 2 Corporate Drive. Erin Harvey, investment leasing officer-Northeast of EQT Real Estate, represented the landlord, Exeter 65 Trap Falls L.P. at 65 Trap Falls Road.
L’Amy America, which is a subsidiary of International Luxury Group, is primarily known for its design, manufacturing, and distribution of eyewear for various licensed brands, including Ann Taylor, Ben Sherman, Champion, Nicole Miller, and its own house brands TLG and Seven.Five.
