Choyce Peterson Negotiates New US Headquarters for EAO Corporation in Shelton, CT

Norwalk, CT. – Choyce Peterson, Inc. (www.choycepeterson.com) a commercial real estate brokerage and consulting firm announced the successful completion of lease negotiations for EAO Corporation at One Parrott Drive in Shelton, CT.  Principals John Hannigan and Alan Peterson represented EAO, who will occupy 19,426 square feet at the building.

When Lance Scott, President of EAO Corporation, appointed Hannigan and Peterson to coordinate the search for space and negotiation of lease terms for their US headquarters, he had very specific criteria in mind.  Scott needed space to accommodate their first-class executive offices, a light assembly area that included a loading dock, and adequate parking spaces.  As per Hannigan, “We thoroughly researched every available option in Shelton, Trumbull, Stratford, and Milford.  After touring multiple locations, we negotiated proposals with several prospective landlords who competed for EAO’s long-term tenancy in their building.”  

Ultimately Scott chose to relocate to One Parrott Drive.  In addition to meeting their office space and light assembly needs, the building provides a front corner entrance with exterior building signage, as well as a stand-alone monument sign outside their space.

Hannigan stated, “We ultimately negotiated favorable business and lease terms that incorporate free rent, landlord-funded improvements to retrofit the space to EAO’s specific needs, and advantageous rental rates.”  Lance Scott commented, “John and Alan were especially receptive to our unique space needs, having the experience of previously working with both large and small light manufacturing clients.  With their real estate experience, innovative research techniques, and superior negotiation skills, we were fully informed of the current marketplace and confidently made our final decision to move to One Parrott Drive.  We were extremely pleased with our Choyce Peterson experience.”
