Choyce Peterson Publishes Mid-Year 2016 Lower Fairfield County Office Space Availability Poster

Choyce Peterson, Inc. (www.choycepeterson.com), a commercial real estate brokerage and consulting firm which specializes in representing tenants, announced today the release of the 13th version of its Silhouette Study in the form of a 24-by-36 inch glossy poster, which graphically illustrates changes in office space vacancies from year-end 2015 to mid-year 2016 in larger Class A office buildings in Stamford, Greenwich and Norwalk.  Originally distributed in mid-year 2010, this current edition uses comparative graphics to show changes year over year in individual buildings, as well as total vacancies of the buildings located in each of the three municipalities.

John Hannigan, Principal of Choyce Peterson, stated, “Leasing activity has continued to gain traction in lower Fairfield County with vacancy rates down in all three markets for the second consecutive six month period.  The overall vacancy rate reduction was driven in part by strong submarkets in each city/town: the seven buildings located within a ¼ mile of the Greenwich train station, where the vacancy rate is 6%; the 11 buildings located at and near the Merritt 7 Corporate Park in Norwalk, with an 8% vacancy; and the 4 building,975,000 sq. ft. Stamford Plaza complex on Tresser Boulevard in Stamford with a 12% vacancy.”

Alan Peterson continued, “While the market’s performance year-to-date has been encouraging, our outlook for the second half of the year is tempered by the uncertainty surrounding some of the county’s largest tenants, with impending decisions to be made at RBS, Starwood Hotels, Xerox, and GE Capital giving the potential to greatly affect the overall health of the county market."
