Norwalk, CT June 2, 2025 – Choyce Peterson, Inc. (www.choycepeterson.com), a full-service commercial real estate firm, announced the successful completion of lease negotiations on behalf of L’Amy America (L’Amy) (www.lamyamerica.com) for a total of 32,432 square feet (SF). John Hannigan, Principal of Choyce Peterson, represented L’Amy for their new 5,016 SF headquarters lease at 2 Corporate Drive and renewal of their 27,416 SF warehouse lease at 65 Trap Falls Road, both in Shelton, CT.
Hannigan had represented L’Amy for their lease renewal in Wilton in 2013, as well as the relocation of their headquarters office in Norwalk and warehouse in Shelton in 2018. Knowing that both of L’Amy’s office and warehouse leases were about to expire, Hannigan reached out to Stephen Rappoport, President of L’Amy, to review their options. Rappoport was happy to work with Hannigan again to capitalize on his prior experience with L’Amy’s space requirements since they now wanted to move their office and warehouse closer together.
After meeting with Rappoport and his key executives, Hannigan searched for space based on L’Amy’s criteria of a headquarters office with convenient highway access and amenities such as an on-site cafeteria and covered parking, and a warehouse with high ceilings and multiple loading docks. After touring numerous buildings in Shelton, Trumbull, Monroe and Bridgeport, the L’Amy team realized their best option to accommodate all their specific space needs was to renew their warehouse lease at 65 Trap Falls Road and relocate their headquarters office a mile away to 2 Corporate Drive in the Enterprise Corporate Park complex.
With this decision, L’Amy would now benefit from the convenience of having both their warehouse and corporate offices close together, and near both Route 8 and the Merritt Parkway. In addition, the office complex at 2 Corporate Drive offers tenants plenty of top tier amenities such as multiple casual cafes, a restaurant, fitness facility, shared conference rooms and auditorium, a daycare center and salon. Hannigan negotiated long-term leases at both locations.
As Rappoport stated, “Once again, John proved invaluable in this complex search for office and warehouse space. He led simultaneous negotiations of two different leases with terms that contained competitive rental rates and landlord funded tenant improvement dollars. During the entire process, John demonstrated his superior market knowledge and negotiation skills, and guided us on all key decisions.”
Hannigan responded, “I have enjoyed working with the L’Amy team on their multiple lease negotiations over the years. I am pleased that we achieved the best solution for all their space needs, and the L’Amy team can now work more efficiently in their conveniently located headquarters office within two minutes of the warehouse.”
Rob Scinto, COO of R.D. Scinto, Inc., was the in-house representative for the landlord, R.D. Scinto, Inc. at 2 Corporate Drive.
Erin Harvey, Investment Leasing Officer-Northeast of EQT Real Estate, represented the landlord, Exeter 65 Trap Falls, L.P. at 65 Trap Falls Road.
